My Last Closing of the Year – A Grand Rapids Home Buying Story About Timing, Strategy, and Patience

Buying a home in Grand Rapids, Michigan is not just about finding the right house. It is about understanding the market, knowing when to act, and having a strategy that protects your monthly payment and long-term goals.

This was my last closing of the year, and it is one I will always remember.

I met Collin in January. Like many first-time homebuyers in the Grand Rapids area, he came into the process with very clear priorities. He had a specific monthly payment he felt comfortable with and wanted a home with good bones that he could update over time and truly make his own.

The challenge was not his clarity. The challenge was the market.

At the beginning of the year, the Grand Rapids real estate market was shifting back into a seller’s market, especially in his price range. Buyer competition was increasing, inventory was tight, and we were often competing with investors.

Early on, we had honest conversations about what it would take to win in a seller’s market. We talked about competitive offers, the risk of overpaying, and the importance of staying aligned with his financial comfort rather than chasing every listing.

We also talked about market cycles.

Real estate has seasons. In West Michigan, the fall market often creates new opportunities for buyers. Historically, competition slows, homes stay on the market longer, and sellers become more flexible. I explained that our best opportunity to get exactly what he wanted at the right price would likely be late fall, especially between Thanksgiving and the end of the year.

That strategy paid off.

On November 19, we had an offer accepted on a home that had been on the market for 34 days. Because we understood the market conditions and the seller’s position, we were able to negotiate well below the list price and avoid a bidding war altogether.

Even better, the home had what I call good bones. The major, expensive components were already taken care of, which meant fewer surprises and more confidence moving forward. It was the perfect fit for someone who wanted a solid home with the ability to make it their own.

We closed yesterday, and it was one of those moments that makes this work incredibly meaningful. Collin worked hard, stayed patient, and trusted the process. Seeing his excitement at the closing table said everything.

He purchased under budget, secured a monthly payment well below his comfort level, and ended up with a home that truly fits his life and future plans.

This is what it sometimes takes to get the right home. Not rushing. Understanding the difference between a buyer’s market and a seller’s market. Being honest about timing. And having a strategy that supports the long game.
